Financial Feasibility Studies, Business Model & Project Capital Funding Planning...

The production of financial feasibility studies remains one of Rainmaker Marketing Corporation's strongest core consulting competencies and a critical step towards the real estate syndication approach to financing new projects.  Most financial feasibility studies are really pro forma financial presentations because of the incorporation of empirical assumptions in the resulting modeling software Rainmaker specifically developed for the production of financial feasibility studies and pro forma financial presentations.  Accordingly, these reports are not offered to clients as financial feasibility studies per se, but as pro forma financial presentations.  Once the baseline presentation has been created, our consultants focus their time on chasing down data.  This means there is an expectation for a higher-quality output of information that covers all aspects of the financial feasibility study.

Each resulting analysis contains the following elements:

An executive summary.  This section summarizes all of the findings and provides a technical discussion of the findings of the analysis and presents them with spreadsheet and graphical elements.  This part of the document is typically 20 to 30 pages and is the "workhorse" document because - with the possible exception of the underwriters - the full-text copy of the pro forma financial presentation is typically not read due to its sheer size (some 350 pages or more in most cases); and

The technical analysis.  This section provides the detailed analysis of the operating cash flows (the "Stabilized Income Analysis") and non-operating cash flows ("Development & Capitalization Analysis") with a consolidated pro forma financial presentation (the "Consolidated Pro Forma Financial Presentation").  This presentation includes:

Routine, ancillary and non-reoccurring revenue schedules that are prepared on a cash accounting basis.

Occupancy and utilization schedules.

Department budgets for operations that are prepared on a cash accounting basis.

Non-operating budgets.

Development budget (Sources & Uses of Project Funds) that is prepared on a cash accounting basis.

Balance sheet that is prepared on an accrual basis to allow for non-operating cash credits being applied.

Income statement.

Cash flows statement.

Technical discussion and presentation of findings, notes and empirical assumptions used in the preparation of the pro forma financial presentation.  This includes chart presentations, graphs and the underwriter's presentation of the resulting ratios and related information that is pertinent to the underwriting process.

The typical presentation will cover hundreds of pages (as we create the presentation schedules on an annual and month-by-month basis for all line items) and is divided into three (3) distinct case scenarios based upon the anticipated optimal operating conditions ("best-case" scenario), the anticipated operating conditions ("middle-case" scenario) and the anticipated operating conditions in the event of certain downside events ("worst-case" scenario).  Our approach is to always resolve for working capital and use the working capital issue as the basis for determining the total project budgetary requirements.

Rainmaker Marketing Corporation unconditionally guarantees your satisfaction with the quality of our work.  You only get that by having the tools and integrity to produce high-quality work.
