Financial Feasibility Studies...

The production of financial feasibility studies remains one of Rainmaker Marketing Corporation's strongest core consulting competencies and a critical step towards the real estate syndication approach to financing new projects.  Most financial feasibility studies are really pro forma financial presentations because of the incorporation of empirical assumptions in the resulting modeling software Rainmaker specifically developed for the production of financial feasibility studies and pro forma financial presentations.  Accordingly, these reports are not offered to clients as financial feasibility studies per se, but as pro forma financial presentations.  Once the baseline presentation has been created, our consultants focus their time on chasing down data.  This means there is an expectation for a higher-quality output of information that covers all aspects of the financial feasibility study.

What does all this mean to you and what can we do to support your project?  

It means that we spend more time in acquiring relevant data than designing and creating the presentation itself with a higher level of accuracy being the consultant's key goal.

Each resulting analysis contains the following elements:

An executive summary.  This section summarizes all of the findings and provides a technical discussion of the findings of the analysis and presents them with spreadsheet and graphical elements.  This part of the document is typically 20 to 30 pages and is the "workhorse" document because - with the possible exception of the underwriters - the full-text copy of the pro forma financial presentation is typically not read due to its sheer size (some 350 pages or more in most cases); and

The body of the analysis.  This section provides a detailed presentation of each of the following pro forma financial statements together with their component notes and assumptions for each line item of each schedule (links provide samples of our work) on a consolidated and month-by-month basis:

Pro Forma Statement of Assets, Liabilities & Equities  

Pro Forma Statement of Operating Income & Expense  

Pro Forma Statement of Project Cash Flows

Operating Department Schedules - as required (e.g.: Assisted Living/Healthcare Services Department, Food Service Department, Guest Services Department, etc.).
