Credits. Does the project qualify for New Markets Tax Credits?
Are there any other tax credits the project is entitled to receive pursuant
to state or federal statutes? If so, convert them into an annuity and
discount them sufficiently to entice an investor to get into the deal before
you finish the pre-construction period.

Tax-Exempt
Financing. Does the project qualify for low-interest taxable or
tax-exempt bond financing through a state or federal program? If so,
utilize the bond as another level of the program financing because these
bonds are typically non-recourse to the developer (on a personal level).

Condominium
Sales. Can we turn a portion of the keys into a condominium investment
unit plan? This financing can only come into play in the waning days
of the construction phase, but it does play a role when properly structured.

Tenants-In-Common
Syndications. We can always turn to the syndication market as
hospitality property development programs typically create a significant
equity gain once they are built out and fully stabilized.
