it comes to lease abstracting, there is no substitute for
Rainmaker Marketing Corporation. We
strive to make it both affordable and r elevant; the operating goal is to
complete a lease abstracting assignment (regardless of size) in seven (7) days
from date of receipt of materials and payment. Our services program
focuses on the following tenets:

Flexible Convenience. Our goal is to make the services of Rainmaker
Marketing Corporation as
streamlined with our client's operations, preferences, and expectations to the
greatest degree possible. Rainmaker
creates the abstract form to the client's specifications. If you have a
form you have been using, we will be happy to adapt our report to your form
design to keep things consistent. If you don't have one, don't
worry. We'll be glad to create one to your specifications or you can use
our standardized version. |

Timing. Most
abstracting projects require 7 days or less to complete and render back to
the client. Rainmaker strives to be done quickly and provide the
information to allow for timely closings of escrow. All
commercial due diligence work is delivered to the client in a convenient
electronic file format - no more waiting on mail delivery and no more reliance
upon second and third generation copies of documents that inevitably become
illegible with each successive copy generation. |

Price. Our baseline
abstract is still only $7 per document page reviewed, with a $125 minimum fee
per abstract (how's that for inexpensive?). If the client wants a comprehensive forensic financial
analysis of the lease cash flows, the additional charge is only $1,500.
Document copying and scanning services remain at $1.00 per page for letter and
legal sized documents. |

Certificates. Estoppel certificates and Subordination,
Non-Disturbance and Attornment (SNDA) certificates can also be prepared of by
our staff on the client's approved form, transmitted to each tenant, and
electronically transmitted back to the client upon execution for as little as
$25 per certificate. Just $25 a certificate! |
