Loan Proposals - Non-Recourse Financing...

The key to creating great commercial real estate non-recourse  loan proposals is an understanding the ground rules of the capital markets - as these ground rules apply to the company's industry and market conditions.  Most loan proposals fail because of a poorly-worded loan proposal, a loan proposal that contains an excessive material representations that are not substantiated in the document and/or a loan proposal that has an unrealistic structure or mix of capital finance elements (including erroneous assumptions as to the order of funding, treatment of creditors (inter-creditor agreements) and order of retirement).  If you are going to be serious about acquiring capital investment, then your loan proposal is the tool that allows this process to start.  The loan proposal is your company's "front door" and it has to look good and work flawlessly or nobody will even ring your doorbell.

If you are seeking non-recourse capital financing (from third-parties not already known to you) for the development of a commercial income-producing property, then you need to have a consultation with a Rainmaker Marketing Corporation consultant, because:

Rainmaker provides access to the CIS-sanctioned EB-5 program.  If you are seeking to participate in the EB-5 100% non-recourse facility financing joint-venture program, please click here for more information.

Rainmaker can help you create a fractional commercial real estate syndication sales plan.  Syndicate financing is provided on a non-recourse basis and there is no requirement for a dilution of the developer's equity interest.

The commercial real estate syndication approach can be used for all types of commercial income-producing property development programs.

The commercial real estate syndication financing is designed to close and fund while the project is still in the pre-construction phase, thus allowing the developer to withdraw the developer's seed capital.  This means the developer can use the classic "bootstrap rollout" approach that allows the developer to constantly re-leverage the developer's seed capital stock and continually reduce the developer's market risk exposure.

The key goal of the commercial real estate syndication sales plan is to sell sufficient real property interests to induce a local commercial bank to provide the construction mortgage financing on a non-recourse basis and with a waiver of the cross-default and cross-collateralization pledges that would otherwise condemn the developer to being the commercial bank's servant.

The commercial real estate syndication sales plan is marketed using the classic advertising "overkill" method to ensure that every contract tendered in the syndication has multiple back-ups, because; during a recessionary business cycle the developer needs to focus on those measures, plans and strategies that present the highest degree of certainty of outcome.  Certainty of outcome means the developer can pick up his/her seed capital off the closing table sooner.

The proposed commercial financing capital finance plan is what the whole deal is about.  It must summarize  and represent the findings of the various due diligence reports (market studies, financial feasibility studies, etc.), as well as the structural engineering report, MEP engineering report, civil engineering report, construction contract, value engineering report, property manager's budget and plan of operations - all within a wrapper that is no more than 25 pages in most cases.
