The production of senior housing pro forma financial presentations are subject to the following terms and conditions:

Payment: Due upon acceptance of services agreement.

Production Time: Not to exceed 21 days from date of receipt of requirement payment, executed agreement and required supporting documents (market study and strategic business plan).

Fee: Typically $15,000.00.

Transmittal.  All documents are transmitted by electronic file in MS-WORD format.  Some files (including the compiled final reports) are posted on the web server due to their size (a typical pro forma financial presentation is a 20 megabyte file).

Document includes the following key sections:

5-Year Forecast Period.

All Main FASB Schedules (balance sheet, sources & uses, cash flows statement and income statement) on an annual and month-by-month basis.

All department expense schedules (annual and month-by-month basis).

Non-operating expense schedule (annual and month-by-month basis).

Occupancy schedule (month-by-month and annual basis).

Routine revenues schedules (month-by-month and annual basis).

Ancillary revenues schedules (month-by-month and annual basis).

Technical discussion of key findings.

Charts and graphs.

All empirical assumptions.

All component schedules are provided on a stand-alone basis for the purposes of providing quick reference and confidentiality.
