Senior Housing Investors - Continued...

Senior housing is the only industry where a unit of housing can be sold to two different entities at the same time because of the use of the entry-fee estate.  This puts a lot more cash in a deal than can be found in other commercial income-producing property development programs.  The more cash there is in a development project, cet. par., the more likely it will be that the project will be successful.

Senior housing is a stable industry with excellent prospects for the foreseeable future due to the aging of the American population.  This would suggest that, over the long-term, investments in senior housing properties represent, cet. par., the potential for a very stable holding period once the sell-out risk period has been completed.

Senior housing has an excellent track record with the investing public.  While those who invested in publicly-traded companies took extraordinary risks, the underlying properties remain stable and the operating environment can only get better.

When it comes to commercial real estate development finance, it doesn't matter whether you need to raise $5 million or $50 million, the out-of-pocket costs, advance fees and project due diligence costs will always require the same relative investment dollars the promoters have to fund.  Do you know what that amount is?  Do you know the Secret?
